Basics
1 Acceptance of These Terms
By accessing or using the Services, you agree to these Terms of Use ("Terms"). If you do not agree, do not use the Services. If you use the Services on behalf of a business, you represent you have authority to bind that business, and "you" includes that business.
2 Changes to These Terms
We may update these Terms at any time. Changes become effective when posted. Your continued use after posting means you accept the updated Terms.
3 Eligibility
You must be at least 18 years old (or the age of majority where you live) to use the Services.
4 Privacy
Our collection and use of personal information is described in our Privacy Policy: Privacy Policy.
5 Electronic Communications and E-Sign Consent
By using the Services, you consent to receive communications from us electronically (for example, by email, in-product messages, or by posting notices on the Services). You agree that all notices, disclosures, and other communications we provide electronically satisfy any legal requirement that such communications be in writing. You also agree that your electronic actions (such as clicking "I agree," creating an account, submitting forms, or using the Services) constitute your electronic signature and acceptance of these Terms.

6 Accounts and Responsibilities
If you create an account, you agree to:
- Provide accurate, current information and keep it updated.
- Keep your login credentials confidential.
- Be responsible for all activity under your account.
We may suspend or terminate accounts to protect the Services or enforce these Terms.
7 U.S. Scope and Local-Law Compliance
The Services may be used for housing-related content across the United States, subject to availability and our approval of supported features. Because real estate, landlord-tenant, privacy, advertising, licensing, and consumer-protection rules can vary by state and locality, you are solely responsible for understanding and complying with all laws, regulations, ordinances, disclosure rules, licensing requirements, and fair-housing obligations that apply to you, your listings, your communications, and any transaction.
8 Platform-Only Notice (Like a Classifieds Site)
Zuyis is a platform for users to post and view real estate-related information and to communicate with one another. Unless we expressly state otherwise in writing for a specific service, we are not acting as a real estate broker, real estate agent, property manager, landlord, lender, insurer, escrow company, or legal advisor. Zuyis does not broker transactions, negotiate deals, show properties, set pricing, draft contracts, collect rent on your behalf, or participate in any deal between users, agents, landlords, or property managers. Any interactions, communications, agreements, and transactions are solely between the parties involved.
9 Professional Accounts and Identity Information
If you convert your account from a regular user account to an Agent/Broker, Property Manager, or Landlord account (a "Professional Account"), you must provide complete, accurate, and truthful information, including (as applicable):
- First name and last name
- Email address and phone number
- Business information
- Any government-issued license details (including real estate-related license information)
Zuyis may, but is not obligated to, perform limited checks of certain Professional Account information using publicly available sources, which may include government or regulatory databases and other lawful sources ("Verification Checks"). Verification Checks may be limited by what is available, searchable, current, or accessible at the time. We do not guarantee that Verification Checks will confirm any information or detect any issue.
You are solely responsible for the information you submit. Zuyis is not responsible or liable for inaccurate, incomplete, misleading, or false information you provide-whether related to your name, email, phone number, licensing, or any other details-even if Verification Checks are performed.
If we determine, in our reasonable discretion, that you provided false, misleading, or materially incomplete information, we may suspend or terminate your account and remove associated content, with or without notice.
10 Listings and Posting Rules (Agents / Managers / Landlords)
Agents/Brokers, Property Managers, and Landlords may post listings on Zuyis, subject to these Terms.
If you post a listing or listing-related content, you represent and warrant that:
- You have the legal right to post it (including photos, floorplans, pricing, and descriptions).
- The listing information is truthful, accurate, current, and not misleading, including (as applicable): address/location, pricing, fees, availability date, unit details, amenities, building policies, broker/agent identity, and any required disclosures.
- Your listing complies with all applicable laws and regulations.
Zuyis does not review, verify, approve, or guarantee listings. We are not responsible for checking whether a listing is correct, legal, available, properly priced, or accurately described. You are fully responsible for the content you post and any consequences of posting it.
You agree not to post discriminatory content or preferences and to comply with all applicable fair housing laws and regulations.
You may not post fraudulent listings, bait-and-switch content, misleading pricing, false availability, or impersonate owners/agents.
Without limiting other restrictions, you agree not to:
- Post duplicate/spam listings or scrape-and-repost content you don't have rights to.
- Misrepresent "net effective" vs. "gross" rent, fees, move-in costs, or availability.
- Use deceptive tactics to drive leads (misleading photos, fake addresses, fake units, etc.).
11 Reporting, Investigations, and Enforcement
Zuyis may provide forms or tools for users to report listings, agents, landlords, or other users ("Reports"), including allegations of false information, fraud, misrepresentation, harassment, or other violations.
We may review Reports and take action in our discretion, including:
- Removing or restricting listings or content
- Requiring corrections or additional information
- Limiting account features
- Suspending or banning a user
You understand that we are not required to investigate every Report and we do not guarantee outcomes. We may act based on Reports, patterns of behavior, and available information.
To the maximum extent permitted by law, Zuyis is not liable for decisions to remove content, restrict accounts, suspend users, or ban users-even if a user disputes the basis for the decision.
We may preserve, disclose, or share information when we believe it is reasonably necessary to comply with law, enforce these Terms, respond to legal process, or protect rights, property, or safety.
Content & IP
12 Safety, No Background Checks, and Due Diligence
Zuyis does not conduct background checks on users and does not guarantee the identity, licensing status, intent, or conduct of any user. You are responsible for your own safety and due diligence. Before entering any transaction, you should independently verify listings, credentials, and all material information, and use safe practices when communicating or meeting anyone.
13 User Content License (Including Marketing/Promotion)
"User Content" includes anything you submit or upload (messages, photos, listings, reviews, feedback, etc.).
You retain ownership of your User Content. However, by posting or submitting User Content, you grant Zuyis a worldwide, non-exclusive, royalty-free, sublicensable, and transferable license to host, store, reproduce, modify (for example: crop, resize, reformat, translate, create thumbnails, or remove/redact personal information), display, distribute, publicly perform, and otherwise use your User Content to operate, provide, maintain, improve, secure, and promote the Services, in any media formats and through any channels, including on our website/app, email, and marketing or promotional channels such as social media.
You represent and warrant that you own or have all necessary rights, permissions, and authority to grant this license for any User Content you submit (including photos, videos, floorplans, and descriptions), and that our use of your User Content as permitted by these Terms will not violate any law or infringe any third-party rights.
No compensation. You agree that you are not entitled to compensation for any use of User Content by Zuyis under this license.
Featured content is not verified or endorsed. If we choose to feature or share a listing or other content (including on social media), it does not mean we verified it or endorse it.
Removal requests. If you are the rights holder and want a specific promotional use removed, contact support@zuyis.com with the relevant listing URL(s) and a brief explanation. We may honor such requests in our discretion and as required by law.
14 Prohibited Uses
You agree not to:
- Break any law or regulation.
- Impersonate others or misrepresent your identity or credentials.
- Post fraudulent, misleading, or deceptive information.
- Harass, abuse, or harm others.
- Upload malware or interfere with the Services.
- Use automated tools to scrape, crawl, spider, or extract data from the Services without written permission.
- Frame or mirror any part of the Services without written permission.
15 Intellectual Property
The Services and all associated content and software are owned by Zuyis or its licensors and protected by intellectual property laws. We grant you a limited, revocable, non-transferable license to use the Services for your personal, non-commercial use unless otherwise agreed in writing.

16 Third-Party Links
The Services may include links to third-party sites. We are not responsible for third-party content, policies, or practices.
17 DMCA / Copyright Policy (and Repeat Infringers)

Your notice should include:
- Identification of the copyrighted work claimed to be infringed
- Identification of the infringing material and its location (URL)
- Your contact information
- A statement that you have a good-faith belief the use is not authorized
- A statement, under penalty of perjury, that your notice is accurate and you are the owner or authorized to act
- Your physical or electronic signature
We may remove content alleged to be infringing and may terminate accounts of repeat infringers where appropriate.
18 Fees, Taxes, and Refunds
Currently, the Services are offered at no charge. However, Zuyis may introduce paid features in the future. If we do, we will disclose the applicable fees and terms before you are charged. If any payments are introduced:
- You are responsible for any applicable taxes.
- All fees are non-refundable except where required by law or as explicitly stated at the time of purchase.
19 No Agency Relationship
You agree that no joint venture, partnership, employment, contractor, agency, or other special relationship exists between you and Zuyis as a result of these Terms or your use of the Services. You may not make statements on behalf of Zuyis or bind Zuyis in any way.
20 DISCLAIMERS (VERY IMPORTANT)
THE SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE." TO THE MAXIMUM EXTENT PERMITTED BY LAW, ZUYIS DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING ACCURACY, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. We do not guarantee:
- the truth, legality, quality, safety, or availability of any listing,
- the identity, licensing status, or conduct of any user,
- that any listing is still available or priced correctly,
- that communications will lead to any transaction,
- that the Services will be uninterrupted or error-free.
You use the Services at your own risk. All dealings are solely between users.
21 LIMITATION OF LIABILITY
TO THE MAXIMUM EXTENT PERMITTED BY LAW, ZUYIS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, OR GOODWILL, ARISING OUT OF OR RELATED TO:
- LISTINGS OR USER CONTENT (INCLUDING INACCURATE OR FALSE INFORMATION),
- COMMUNICATIONS OR TRANSACTIONS BETWEEN USERS,
- ANY DISPUTE BETWEEN YOU AND ANOTHER USER,
- UNAUTHORIZED ACCESS TO OR USE OF YOUR ACCOUNT,
- ANY FAILURE OR DELAY IN THE SERVICES.
IF, NOTWITHSTANDING THE ABOVE, ZUYIS IS FOUND LIABLE FOR ANY CLAIM, OUR TOTAL LIABILITY WILL NOT EXCEED $100 OR THE AMOUNT YOU PAID US IN THE LAST 12 MONTHS (IF ANY), WHICHEVER IS GREATER, UNLESS APPLICABLE LAW REQUIRES OTHERWISE.
22 Indemnification
You agree to defend, indemnify, and hold harmless Zuyis and its affiliates and personnel from claims, damages, losses, liabilities, and expenses (including attorneys' fees) arising from your use of the Services, your User Content, your listings, your communications/transactions, or your violation of these Terms or applicable law.
23 Force Majeure
Zuyis is not liable for any delay or failure to perform resulting from causes outside its reasonable control, including acts of God, natural disasters, war, terrorism, labor disputes, power/internet outages, hosting provider failures, or governmental actions.
24 Dispute Resolution - Mandatory Arbitration and Class Action Waiver
This section affects your rights. It requires most disputes to be resolved by individual arbitration instead of a court, and it limits your ability to bring or participate in a class action.
Before starting arbitration, you agree to contact us at support@zuyis.com and provide:
- your name and email associated with your account,
- a description of the dispute,
- what you want us to do to resolve it.
We will try to resolve the dispute informally within 30 days.
If we cannot resolve the dispute informally, any dispute, claim, or controversy arising out of or relating to these Terms or the Services will be resolved by binding arbitration, except as stated in Section 24.6 (Exceptions). The arbitration will be administered by the American Arbitration Association (AAA) under its Consumer Arbitration Rules (or other applicable AAA rules).
- The arbitration will be conducted by a single arbitrator.
- The arbitrator may award the same damages and relief as a court (subject to these Terms).
- The arbitrator must follow applicable law and these Terms.
- Judgment on the award may be entered in any court with jurisdiction.
Unless AAA rules require otherwise, arbitration may be conducted remotely by video/telephone, or in the county or parish of Zuyis's principal place of business at the time the claim is filed.
You and Zuyis agree that disputes will be brought only in an individual capacity and not as a plaintiff or class member in any purported class, collective, consolidated, or representative proceeding. The arbitrator may not consolidate claims or preside over any class or representative proceeding.
Either party may bring a claim in small claims court if it qualifies and remains an individual claim. Either party may also seek injunctive or equitable relief in court for actual or threatened misuse of intellectual property or unauthorized access to the Services.
To increase efficiency when many similar disputes are filed, if 25 or more arbitration demands are submitted that are similar and involve the same or similar issues of law or fact, the parties agree to a batch process:
- The parties will cooperate in good faith to group demands into batches of up to 25.
- One arbitrator may be appointed per batch (unless AAA rules require otherwise).
- The first batch (or a limited number of "test cases") may proceed first to promote resolution of the remaining demands.
- All applicable statutes of limitation will be tolled for demands included in the batch process from the date the informal notice is sent under Section 24.2 until the batch process concludes or the demand is otherwise allowed to proceed.
If AAA rules conflict with this section, AAA rules control to the minimum extent required, and the parties will implement a substantially similar batching process.
You may opt out of arbitration by sending an email to support@zuyis.com within 30 days of first accepting these Terms with the subject line "Arbitration Opt-Out" and including your name and the email tied to your account. If you opt out, the court-based venue section (below) applies.
If any part of this arbitration section is found unenforceable, the remainder will still apply, except that if the Class Action Waiver is found unenforceable, this entire Section 24 will be null and void.
25 Governing Law and Venue (If Arbitration Doesn't Apply)
These Terms are governed by the Federal Arbitration Act and other applicable federal law. To the extent state law applies and is not preempted, these Terms are governed by the laws of the state of Zuyis's principal place of business, without regard to conflict-of-law rules. If arbitration does not apply, any dispute will be brought exclusively in the state or federal courts serving the county or parish of Zuyis's principal place of business, unless applicable law requires otherwise, and you consent to jurisdiction and venue there.
26 Termination
We may suspend or terminate your access at any time for violations of these Terms or to protect the Services and users. You may stop using the Services at any time.
27 Notices
We may provide notices to you by email to the address associated with your account, by in-product messaging, or by posting notices on the Services. You are responsible for keeping your email address current.
28 Entire Agreement; Severability; Survival
These Terms (together with the Privacy Policy and any posted policies referenced in these Terms) are the entire agreement between you and Zuyis regarding the Services and supersede any prior agreements or understandings. If any provision is held unenforceable, the remaining provisions remain in effect. Sections that by their nature should survive termination will survive, including: Platform-Only Notice, User Content License, Disclaimers, Limitation of Liability, Indemnification, Arbitration/Class Action Waiver, and Governing Law/Venue.
