1 Overview
This Privacy Policy explains how we collect, use, share, and protect information about you when you access or use the Services. Our service providers may process certain information to provide hosting, security, analytics, and site functionality.
2 Information We Collect
We collect information you choose to provide, including:
Account information
- Name (if provided), email address, phone number (if provided), and basic profile/account details.
Professional account information (Agents/Brokers, Property Managers, Landlords)
- Information you submit when converting your account, such as name, email, phone number, business details, and any license-related information you choose to provide.
Listings and posted content
- Listing details (location/address, rent/price, fees, availability, unit details, amenities, etc.), photos, descriptions, and other content you post.
Messages, requests, and reports
- Information you submit through forms (Request a Tour, Send a Message, report a listing/user, or contact support). This can include message content, your contact info, listing reference details, and metadata (like timestamps).
When you use the Services, we and our service providers may automatically collect:
Device and network information
- IP address, browser type, device type, operating system, language, and similar technical data.
Usage and engagement information
- Pages visited, time spent, navigation paths, traffic sources/referrers, session activity, location insights (generally approximate), and interactions like clicks and button taps (for example, "most clicked buttons," "most visited pages," and engagement stats).
Cookies and similar technologies
- Cookies/local storage/logs used for essential site operation, security, performance, and analytics.
- We and our providers may infer approximate location (for example, city/region) from IP address for analytics and service functionality.
- If your device/browser allows and you choose to enable it, you may share more precise location information (depending on your settings and features used).
We use Google Maps features to:
- display listing pins on maps, and
- display/confirm a listing's location during listing creation.
When Google Maps loads, Google may receive and process information (such as your IP address and device/browser information) as part of providing the Maps service. Your use of Google Maps is subject to Google's terms and privacy practices.
Use & Sharing
3 How We Use Information
We use information to:
- Provide and operate the Services (accounts, listings, maps, search, messaging, and support).
- Send transactional emails and notifications related to your actions on the site (see Section 6).
- Maintain safety, security, and integrity (fraud prevention, abuse detection, enforcement of Terms, investigating reports).
- Understand usage and improve the Services (analytics like traffic sources, sessions over time, location/session insights, and engagement/click activity).
- Communicate with you (support responses and service updates).
- Comply with law and respond to lawful requests.
4 How We Share Information
- Listings and profile information you choose to publish may be visible to other users.
- If you contact an agent/landlord/manager through a listing, your message and contact details may be shared with that recipient so they can respond.
We share information with vendors that help us operate the Services, including providers that support hosting, security, analytics, site functionality, and communications.
When you use maps features, information may be processed by Google to provide Google Maps.
We may disclose information if we believe it is reasonably necessary to:
- comply with law or legal process,
- enforce our Terms and policies,
- investigate reports, fraud, or abuse,
- protect the rights, property, or safety of users, Zuyis, or the public.
If Zuyis is involved in a merger, acquisition, financing, reorganization, bankruptcy, or sale/transfer of assets, information may be transferred as part of that transaction.
We do not sell your personal information for money. We also do not state that we "share" personal information for cross-context behavioral advertising unless and until we actually engage in those practices. If our data practices change, we will update this Policy and provide any rights or notices required by applicable law.
Choices & Emails
5 Cookies, Analytics, and Your Choices
At this time, we may not display a cookie consent banner or a separate "Do Not Sell or Share My Personal Information" link in every context. We will provide additional notices, consent tools, opt-out mechanisms, or preference controls when and as required by applicable privacy law and our actual data practices.
You can control cookies through your browser settings and device controls. If you block certain cookies, some features may not work properly.
Some browsers offer "Do Not Track" or opt-out preference signals. Because "Do Not Track" is not governed by a single uniform standard, we do not promise to respond to every DNT signal. However, where applicable privacy law requires recognition of a valid opt-out preference signal for particular data practices, we may honor qualifying signals to the extent required by law.
6 Emails and Notifications (Transactional)
We send emails that are directly related to actions you take on the Services. These are not "marketing blasts" - they are operational/transactional messages. Examples include:
If a user becomes an Agent/Broker, Property Manager, or Landlord:
- We send an email to the user confirming the change.
- We send an email notification to the site administrator (us).
When a user requests a tour from a listing:
- We send a confirmation/receipt email to the user.
- We send a notification email to the listing poster (Agent/Property Manager/Landlord).
These emails may include the user's name/contact info (as provided), listing details, and the message/request content.
When a user sends a message through a listing:
- We send a confirmation/receipt email to the user.
- We send a notification email to the listing poster (Agent/Property Manager/Landlord).
These emails may include the user's name/contact info (as provided), listing details, and the message content.
We send one welcome email to first-time users via automations.
Email delivery may be handled through email service providers used by the site. If you contact another user through a listing, your message and contact details may be delivered to them by email so they can respond.
7 Information for Listing Posters Nationwide (Agents, Property Managers, Landlords)
If you post listings on Zuyis, you are responsible for the information you include in your listing content and messages.
Please do not include sensitive personal information in public listing descriptions, photos, or attachments, such as:
- government ID numbers (driver's license, passport, SSN),
- financial account information,
- personal health information,
- private access codes, alarm details, or lockbox codes,
- private email addresses/phone numbers you do not have permission to share.
If your listing includes photos or information that identifies other people (for example, tenants, roommates, or building staff), you should have their permission or remove identifying details.
Listings may be viewed by other users. If you include personal contact information in a public listing, you understand it may be visible to others and may be collected or used by third parties outside of Zuyis's control.
To protect users and the platform, we may remove or restrict content that appears to include sensitive personal information or violates our Terms.
Rights & Security
8 Data Retention
We retain information as long as reasonably necessary to:
- operate the Services,
- maintain security and prevent abuse,
- comply with legal obligations,
- resolve disputes and enforce our agreements.
For example, we may retain records of listings, messages, and reports for safety, enforcement, and audit purposes.
9 Security
We use reasonable safeguards designed to protect information. However, no system is 100% secure, and we cannot guarantee absolute security.
10 Children's Privacy
The Services are not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child provided personal information, contact support@zuyis.com.
11 Your Rights and Requests
Depending on where you live and the laws that apply, you may have rights to request access, correction, deletion, portability, or information about certain personal information, and you may have the right to appeal a denial of certain requests or to opt out of certain processing activities. To make a request, email support@zuyis.com. We may need to verify your identity before responding, and we may limit our response as permitted by law.
12 Changes to This Privacy Policy
We may update this Policy from time to time. If we make material changes, we will update the effective date and may provide additional notice as required by law.
