1 Platform Only - Like a Classifieds Site

Zuyis is a platform where users can post and view real estate-related information and communicate with each other. Zuyis does not create listings, does not control listings, and is not responsible for the accuracy of listings or user content. Listing posters remain responsible for complying with all federal, state, and local laws that apply to their advertisements, communications, and transactions.

2 Not a Broker, Not an Agent, Not a Party to Transactions

Unless we expressly state otherwise in writing for a specific service, Zuyis is not acting as a licensed real estate broker or agent for your transaction, and we do not:

• broker, negotiate, or arrange transactions,
• show apartments or conduct tours,
• draft or review contracts or leases,
• collect rent, deposits, fees, or payments on your behalf,
• provide legal, tax, or financial advice,
• act as an escrow or payment intermediary,
• represent buyers, renters, landlords, agents, or property managers.

Any communications, agreements, and transactions are strictly between users.

3 We Do Not Verify Listings or Users

Zuyis does not review, verify, approve, or guarantee:

• that a listing is real, legal, accurate, or currently available,
• that pricing, fees, move-in costs, or terms are correct,
• the identity, licensing status, or credentials of any user,
• that photos, floorplans, or descriptions are accurate or up to date.

Any limited checks we may perform (if any) are optional, may be incomplete, and should not be relied upon as verification.

4 Use at Your Own Risk / Do Your Own Due Diligence

You are responsible for your own decisions and due diligence. Before paying money, signing anything, or sharing sensitive information, you should:

• verify the unit exists and is available,
• confirm the identity and authority of the person advertising the unit,
• verify pricing, fees, and all move-in terms in writing,
• inspect the unit and building (when possible),
• use safe practices when meeting or communicating.

Be cautious of scams, wire-transfer requests, "too good to be true" prices, and requests for sensitive information.

The Services may include third-party services and links (for example, Google Maps). Third parties may have their own terms and privacy practices. Zuyis is not responsible for third-party services or content.

6 Reporting and Enforcement

We may offer reporting tools for listings and users. We may remove content or restrict accounts at our discretion. However, we are not responsible for investigating every report or for resolving disputes between users.

7 No Responsibility for Disputes or Losses

To the maximum extent permitted by law, Zuyis is not responsible or liable for:

• listings or user content (including false or misleading information),
• disputes between users,
• missed opportunities, lost profits, or losses related to any transaction,
• personal injury, theft, property damage, or other harm arising from user interactions,
• any decision you make based on content found on the Services.
