Prohibited Content
1 No Discriminatory Listings or Preferences
You may not post listings, messages, or content that expresses a preference, limitation, or discrimination based on protected characteristics under applicable law. Under the federal Fair Housing Act, protected characteristics include:
- race
- color
- religion
- national origin
- sex
- disability
- familial status
- and any additional protected category under applicable state or local law.
Advertising restrictions can apply even where a particular housing transaction may otherwise qualify for a limited exemption under fair housing law. You are responsible for complying with all federal, state, and local fair housing requirements that apply to your listing or communication.
2 Examples of Prohibited Content
Examples that may violate fair housing rules include statements or preferences such as:
- "No kids," "Adults only," or "Perfect for singles only"
- "No vouchers" (or similar blanket exclusions, where unlawful)
- "No [religion]," "No [nationality]," "Whites only," or similar restrictions
- "Women only," "Men only," or sexualized screening
- Any statement discouraging applicants based on protected status

3 Advertising Rules Apply to Everyone
These rules apply to owners, agents/brokers, landlords, property managers, roommates/tenants posting sublets, and any other users who post housing-related content.
4 Reporting Discriminatory Content
If you see discriminatory content, please report it:
- Use the reporting tools on the Services (where available), and/or
- Email support@zuyis.com with the listing link and a brief description.
Enforcement & Disclaimer
5 Enforcement
We may remove content, restrict features, suspend accounts, or ban users who violate fair housing rules or our Community Guidelines. We may act at our discretion and are not required to provide notice before removing content.

Zuyis is a platform and does not provide legal advice. This notice is provided for general informational purposes and does not replace your obligation to comply with applicable fair housing laws.
If you believe you have been discriminated against in housing, you may also consider contacting the U.S. Department of Housing and Urban Development (HUD), your state or local fair housing agency, or another appropriate government agency that handles fair housing complaints.
