Core Rules

1 Marketplace-Style Platform

Zuyis is a platform for posting and viewing real estate-related information and for users to communicate with each other. We do not verify listings and we are not a broker or a party to transactions. Users are responsible for their own postings and decisions.

2 General Rule: Be Honest and Respectful

You must not post or send anything that is false, misleading, illegal, abusive, or intended to scam or harm others.

3 Listing Accuracy Requirements (No Misleading Posts)

If you post a listing, you are responsible for accuracy. At a minimum, postings must be truthful and not misleading about:

  • Availability (no "available" units that are not actually available)
  • Price and terms (rent/price, fees, deposits, move-in costs)
  • Net vs. gross rent (clearly state if "net effective" is used)
  • Location (no fake addresses/areas intended to mislead)
  • Unit details (beds/baths, size, amenities, building policies)
  • Photos and media (must represent the actual unit/building and not be deceptive)

4 No Fake Listings, No Bait-and-Switch

You may not:

  • Post a unit you do not have the right to market
  • Use "bait-and-switch" tactics (advertising one unit to steer users to a different unit with materially different terms)
  • Misrepresent availability, pricing, fees, or location to generate leads
  • Impersonate owners, agents, landlords, property managers, or tenants

5 No Spam, Duplicates, or Manipulation

You may not:

  • Post duplicates of the same listing (or near-duplicates) to flood the marketplace
  • Mass-post the same content across multiple accounts
  • Scrape, copy, or repost other people's listings/photos without permission
  • Use bots, automation, or scraping to post, message, or collect data without written permission

Safety & Fairness

6 Fair Housing and Non-Discrimination

Zuyis prohibits discriminatory content. You must comply with applicable fair housing and civil-rights laws and regulations. You may not include preferences, limitations, or exclusions based on protected characteristics (for example: race, color, religion, national origin, sex, disability, familial status, or any other protected category under applicable federal, state, or local law). If you are unsure whether something is allowed, do not post it.

7 Harassment, Threats, and Abuse Are Not Allowed

You may not harass, threaten, stalk, defame, or abuse others. This includes:

  • Hate speech or discriminatory harassment
  • Doxxing or sharing private information without consent
  • Sexual harassment or unwanted explicit content
  • Repeated unwanted contact after being asked to stop

8 Content Ownership, Permission, and Promotional Use

Only post content you own or have the right to use, including photos, videos, floorplans, building images, and descriptions. Do not upload or repost content taken from other websites, agents, photographers, or brokers unless you have permission.

By posting listings or other content on Zuyis, you confirm that you have the necessary rights to the content you upload and you understand that Zuyis may use listing content (including photos and details) to promote the Services, including through social media and other marketing.

You are responsible for ensuring your postings do not infringe anyone's rights. We may remove content in response to complaints (including copyright/DMCA notices) or if we believe the content may violate these Guidelines or our Terms.

Do not include sensitive or private information in photos or descriptions (for example: faces of individuals, mail/packages with names, access codes, lockbox codes, keys, alarm panels, tenant names, or other private details).

9 Privacy and Sensitive Information (Do Not Post)

Do not post sensitive personal information in public listings, messages, or uploads, such as:

  • Government IDs (driver's license, passport, SSN)
  • Banking or payment account info
  • Private access information (alarm codes, lockbox codes, keys)
  • Medical or health information
  • Personal information about other individuals without permission (e.g., tenant names)

Professionals & Enforcement

10 Professional Accounts (Agents/Brokers, Property Managers, Landlords)

If you operate as a professional or convert to a professional account, you must:

  • Provide accurate identity/contact details
  • Avoid impersonation or misleading credentials
  • Post only listings you are authorized to market

Zuyis may (but is not required to) perform limited checks using publicly available sources, and we may suspend/ban accounts we believe provide false or misleading information.

11 Reporting Violations

We provide reporting tools for users to report listings and users. If you see:

  • fake or misleading listings,
  • discrimination,
  • harassment,
  • impersonation,
  • or suspected scams,

please report it through the Services or email support@zuyis.com.

12 Enforcement (Removal, Limits, Suspension, Ban)

To protect users and the Services, we may take action at any time, including:

  • Removing or restricting listings or content
  • Limiting account features
  • Suspending or banning accounts

We may act based on reports, patterns of behavior, and available information. We are not required to provide notice before removing content or restricting access.

13 Appeals / Mistakes

If you believe we removed content or restricted your account in error, contact support@zuyis.com with:

  • your account email,
  • the relevant listing URL(s) or screenshot(s),
  • a short explanation and any supporting documentation.

14 Updates

We may update these Guidelines from time to time. The "Effective Date" above shows when these Guidelines were last updated.
